Why these 8 school nets deserve a first look
Internal search stats on our school-net pages show that 91, 31, 12, 35, 70, 65, 43 and 74 are the eight primary school nets parents click and search most often. This is not an official ranking but a reflection of real browsing behaviour: the more families look, the higher the demand for places and listings in that net.
Seen together, they map the geography of Hong Kong's school-net demand — New Territories new towns (Net 91 Sha Tin, Net 70 Tuen Mun, Net 65 Kwai Chung, Net 74 Yuen Long) and traditional Kowloon names (Net 31 Tsim Sha Tsui, Net 35 Hung Hom, Net 43 Wong Tai Sin) split the list roughly in half, with Net 12 Wan Chai on Hong Kong Island.
Important: a net's standing shifts with policy and the years. This article only organises objective catchment areas and estate character, and offers no subjective ranking or placement guarantee for any net.
The 8 popular nets: catchment areas at a glance
Net 91 covers Sha Tin town centre, Fo Tan, Ma Liu Shui, Yuen Chau Kok, City One Shatin, Siu Lek Yuen and Shek Mun — one of the most concentrated clusters of large new-town estates in the New Territories east. Net 31 covers Tsim Sha Tsui, Jordan Road, Yau Ma Tei and King's Park, in Kowloon's core. Net 12 covers Wan Chai, Causeway Bay, So Kon Po, Happy Valley, Tai Hang and Jardine's Lookout — a traditional name on Hong Kong Island.
Net 35 covers Hung Hom, Whampoa Garden and Laguna Verde; Net 43 covers Wong Tai Sin, Chuk Yuen, Lok Fu and San Po Kong; Net 65 covers Kwai Chung (Lai King, Kwai Fong, Kwai Hing, Tai Wo Hau and more); Net 70 covers Tuen Mun West, the ferry-pier area, Butterfly Estate, Wu King Estate and more; Net 74 covers Yuen Long East, Kam Tin, Pat Heung, San Tin and Lok Ma Chau and more.
Each net's full list of covered streets and estates, plus the recent median price per sq ft aggregated from real transactions, lives on that net's detail page. Below we also compare Net 91 with Net 41 to show why New Territories and Kowloon follow different price logic.
Net 91 vs Net 41: New Territories vs Kowloon price logic
Net 91 and Net 41 are two frequently compared popular nets, but they sit in completely different places: Net 91 is in Sha Tin, New Territories; Net 41 is in Kowloon City. The point of comparison is not 'which is better' but 'why the price logic differs'.
Net 91 is dominated by large new-town estates (City One Shatin, Yu Chui Court and others) — high supply and more choice, with a wider spread of prices and rents, so families can trade a similar budget for more usable space. Net 41 sits in Kowloon City's core: scarce supply, close to the central business district, traditional elite schools, a higher residential premium, and generally smaller units.
Both are popular, but 'more spacious' versus 'more central' is two different trade-offs. For the latest real transaction prices in each net, see the Net 91 detail page and the Net 41 detail page — figures are aggregated from government open data and real transactions and update with the market.
How to use school-net data to choose a district
Step 1: pin down what matters most to your family (school net, commute, budget, space). Step 2: use the school-net pages to check a target net's catchment areas and real prices, confirming the estates within that net fit your budget. Step 3: use our AI matching engine, weighted on the 'family / school-net priority' dimension, to shortlist across all 18 districts.
The base source of school-net data is the Education Bureau's POA_SchoolNet on data.gov.hk; the mapping of estates to nets is our own curation. Where an individual estate's net differs from the official record, the EDB's latest publication prevails. This article only offers a comparison framework and guarantees no placement outcome for any estate.
