NestHK · For Agents

We answer location and cost. We never take your listing.

NestHK gives property agents 7 free tools plus living data across 45 neighbourhoods, 36 primary-school nets and 6,000+ estates. We answer “is this location right for this client” — we are not a listing platform and we do not manage your inventory.

What we do

  • District- and estate-level living data: commuting, amenities, healthcare, school nets, space, environment, quietness and more — 17 dimensions, each labelled Measured or Estimated
  • Parameterised cost and tax calculations: stamp duty, total buying cost, mortgage capacity, rental yield, saleable vs gross PSF, commission split
  • Results you can copy, print and hand to a client — copied text carries the tool name and a backlink automatically

What we do not do

  • Listings, inventory management, VR or video production
  • EAA forms (Form 1–6), contract signing, collecting commission
  • Agent rankings, ratings or league tables — we hold no agent data, so any “best agent in Hong Kong” claim would be fabricated

The three questions clients ask most — answered in one line

Figures below illustrate the calculation basis; the real output depends on the parameters you enter and the latest official announcements. All tax and mortgage results are for reference only and are not tax or legal advice.

“How much cash do I need?”

Price + ad valorem stamp duty (AVD) + agent commission + legal fees + incidentals = the cash the buyer needs. Commission and legal fees are market conventions, not statutory rates, and can be adjusted inside the tool.

Total buying cost

“How much stamp duty will I pay?”

Residential property uses Scale 2: HK$100 flat up to HK$4M, then progressive bands, and 6.5% above HK$109,574,470. Buyer’s Stamp Duty (BSD), Special Stamp Duty (SSD) and the New Residential Stamp Duty (NRSD) were abolished on 2024-02-28 — only AVD applies now.

“How much can I borrow, and what’s the monthly payment?”

Since 2024-10-16 the HKMA has unified the residential LTV cap at 70% with a 50% DSR limit, and the +2% stress test has been suspended since 2024-02-28. Eligible first-time, fixed-income buyers can borrow up to 90% with mortgage insurance.

Seven agent tools — all free, no sign-up

Complementary to listing and inventory systems: those manage the listing, we answer location and cost. Open one and use it — no usage limits.

Enter the price once and run stamp duty → total buying cost → commission split in sequence — built for co-broke splits and quoting a client.

Client-facing district brief

Pick a district and generate a printable, copyable brief for your client. Add your name and contact details and hand it over, or send it on WhatsApp.

Agent client report (shareable link)

Complete the questionnaire to generate your district report; the report page then shows an “Agent client version” entry. Add your name and contact details to brand the client view, and track how many times the client opens it.

Generate a client report

Refer the free report to clients and earn credits

The referral system works for agents too: give a client the free first report, and once they register and verify their email you earn report credits. You never hand over a client list, and there is nothing to sign up for first.

  • One successful referral earns the inviter 1 report credit
  • Counts as successful when the invitee registers through your link and verifies their email — you must also be verified (no reward without verification)
  • Limits: 3 per day, 30 per month, 80 per year (cut by Hong Kong calendar day)
  • Referrals from the same IP or device are treated as self-farming and are rejected

Agent FAQ

Do the tools cost anything? Do I need an account?
All seven agent tools are free, need no sign-up and have no usage limits. Report generation is a separate product and is unrelated to the tools — the tools never push you to pay.
Can I send the result straight to a client?
Yes. Use the “Copy result” button at the top right of the result card — the copied text already includes the tool name and URL, so the client lands on the same page in the same language.
Does it support co-broke commission splits?
Yes. The commission split tool lets you set the total rate, each side’s share and the agency cut separately. These ratios are industry conventions rather than statutory rules — enter whatever your actual agreement says.
Will you take my listings or my clients?
No. We do not list properties, do not manage inventory, do not ask you to upload client data and do not supply client lists. We do not hold that data and have no plans to collect it.
Do you provide EAA forms, contracts or VR shoots?
No, and we do not plan to. Those belong to listing and inventory systems such as OneDay or PMS730; we focus only on the location-and-cost layer.
How often are the tax bands and mortgage rules updated?
Whenever the official rules change, and the page shows the last review date. All tax and mortgage results are for reference only and are not tax or legal advice; the final figures come from the IRD, the HKMA and your solicitor or bank.
What if my client does not read Chinese?
There is an English version of the site. Every page has a language switcher and English links carry an /en prefix, so a shared English page stays English — your client never sees a mix of languages.
Where does your data come from?
Government open data — such as the Education Bureau’s Primary One Admission school nets and the Lands Department’s address lookup — plus data curated by us. Every dimension is labelled by nature, and Estimated dimensions are never presented as official figures.

These tools are for decision reference only and are not investment, legal or tax advice. We also do not warrant that any advertisement or transaction complies with the Estate Agents Ordinance or EAA practice guidelines — compliance remains the user’s responsibility.

This tool is for decision reference only. All calculations are based on the assumptions you enter and do not constitute investment, legal or tax advice. Figures are shown in their original currency, without inflation or personal tax adjustments. Data provided by NestHK — see more housing-decision tools in the free tools.
