Rent: same footprint, Island costs more
The Island (Central, Admiralty, Wan Chai) carries persistently higher PSF than comparable Kowloon stock, driven by scarce land and demand. Same budget often buys a larger or newer unit in Yau Tsim Mong or Kowloon City.
Use the saleable-vs-gross PSF tool for real numbers — do not be fooled by gross area. For cheaper-near-core, Kowloon City and To Kwa Wan are popular compromises.
Commute: where do you work?
Working in Central or Admiralty? The Island is walk-to-work, saving fares and time. Living in Kowloon means crossing the harbour (MTR or bus) — crowded at peak but manageable.
Conversely, if your office is Mong Kok or Tsim Sha Tsui, Kowloon is zero-commute. Compare by workplace with the commute tool; do not assume Island equals convenient.
Lifestyle: calm vs buzz
The Island leans leisurely: cafes in Sheung Wan, Mid-Levels trails, beaches (Repulse Bay, Stanley) nearby. Kowloon leans gritty: wet markets, night markets, cha chaan teng density.
Nomads love Western and Sheung Wan for slow pace plus co-working; families like Kowloon City for community feel and school net.
Schools and amenities
Island nets (11, 12, 14) are prestigious but scarce and pricey; Kowloon City (net 41) is a traditional top-net with more choice and better value. Both have international schools.
Healthcare and malls are ample on both sides; Kowloon wins on proximity to West Kowloon HSR for frequent mainland trips.
How to choose: three steps
Fix your workplace (sets commute weight); set budget and space needs (sets Island vs Kowloon); then use the quiz to shortlist 2–3 districts to feel in person.
Do not judge by map alone — spend a weekend night on each side via Airbnb to sense the morning crush and night market before deciding.
