Before you rent

The landlord's insurance does not cover you

Last updated: October 4, 2026

Many tenants assume "the landlord has insurance, so I am safe". In fact the landlord’s building insurance only covers the structure — not your belongings, and not your liability to others. This page explains what tenant insurance is, whether it is worth it, and what to check before buying. We sell no insurance and take no commission — we just help you understand the cover.

1.What tenant insurance is

Tenant insurance (also called renters’ home insurance) covers your personal belongings in the rented unit (furniture, electronics, clothing) and your legal liability to third parties — for example, water leaking from your unit damaging the neighbour’s ceiling below, or a cooking fire spreading to common areas.

Hong Kong does not legally require tenants to insure, but more landlords recommend — and sometimes require — tenants to have their own cover. Even when not required, it is worth considering.

2.Why it is worth buying

A small accident (a forgotten tap, a cooking fire) can easily cost far more than a year of premium. Premiums commonly run about HK$600–1,500 per year (depending on sum insured and excess), very light against the potential risk.

The key distinction: the landlord’s building insurance covers the structure only. Your belongings and your third-party liability are your responsibility, covered by your own tenant insurance.

3.What to check in the coverage

Common cover: personal belongings, third-party legal liability, temporary accommodation (hotel costs if the unit is uninhabitable after an accident), and emergency home repair. Before buying, check whether there is a "per-item limit" and an "excess" (the part you pay first).

Plans differ widely in sum insured and exclusions. Do not compare premium alone — compare sum insured and excess together.

4.How to compare and buy

Several insurers and comparison platforms in Hong Kong offer tenant / home insurance. You can compare multiple quotes through a comparison platform, or buy directly from an insurer — either way, check the cover, exclusions and premium before you commit.

When applying, declare the unit details and the value of your belongings truthfully; mis-declaration can lead to a rejected claim later.

FAQ

Does the landlord’s insurance cover me?

No. The landlord’s building insurance covers the structure only. Your belongings and your liability to others need your own tenant insurance.

Is tenant insurance mandatory?

Not legally required in Hong Kong, but a landlord may require it in the tenancy agreement; even when not required, it is strongly advised to cover third-party liability and loss of belongings.

How much is the premium?

Commonly about HK$600–1,500 per year depending on sum insured and excess; the exact price follows the insurer’s quote.
