About NestHK

Data before recommendations. You make the final call.

Last updated: October 4, 2026

NestHK is an independent decision-support tool for living in Hong Kong. We turn government open data, market transaction records and neighbourhood facts into an explainable score, so you can find the place that suits *you* — not the place that suits the crowd — across Hong Kong’s 18 districts, 45 neighbourhoods and more than 6,100 verified residential estates.

We are not an estate agency. We take no commission and no referral fee. You get data and reasons; the decision stays yours.

1.The Problem We Solve

Most people start with "what listings are available", and rarely with "which district and neighbourhood actually suit me". Choosing the wrong area — whether renting or buying — usually costs more than a few extra months of rent: commuting, noise, air quality, school nets and daily amenities are costs you pay every single day.

So we invert the question. You answer a one-minute questionnaire (budget, commute, household, lifestyle), our matching engine scores and ranks neighbourhoods and estates across Hong Kong, and you get a Top 5 of areas and a Top 15 of estates — each with a plain-language reason why it appears.

We do not forecast prices and we do not recommend specific transactions. What we do is lay out the objective information you need in order to decide where to live.

2.How We Reach a Recommendation

The matching engine scores every candidate location across 17 objective dimensions, covering commute, school nets, daily amenities, healthcare access, environment and air quality, quietness, living space, price and rent levels, future development, crime statistics and population density.

  • Every figure is labelled: Each value is marked as Measured or Estimated. Where there is genuinely no basis, we say "no data" rather than filling in a plausible-looking score.
  • Weighted to your preferences: The same dataset produces different rankings for someone who cares about commuting and someone who cares about school nets. What you mark as important in the questionnaire carries more weight.
  • Soft budget constraint: Options above your budget are down-weighted rather than removed, so you can see what paying a little more would buy you.
  • Every recommendation has reasons: Each report states where a location scores well — and, just as honestly, where it is weak.

3.Where Our Data Comes From

We use only verifiable sources, drawn mainly from Hong Kong government open data and public market records:

  • Commuting and transport: MTR network and service data, plus public transport data released by the Transport Department, used to estimate journey times to the urban core and station accessibility.
  • Primary school nets: Education Bureau Primary One Admission school-net data (open data on data.gov.hk), used for school-net catchment areas.
  • Prices and rents: Rating and Valuation Department (RVD) price and rental indices and estate completion years; transaction price-per-square-foot and rent figures reference public transaction records such as those published by CENTANET.
  • Environment and healthcare: Environmental Protection Department Air Quality Health Index (AQHI) and Hospital Authority accident-and-emergency locations, used for environmental quality and healthcare access.
  • Daily amenities: Food and Environmental Hygiene Department licensed food premises, markets and public facility locations, used for everyday convenience.
  • Safety and population: Hong Kong Police Force published crime statistics and Census and Statistics Department population census data (population density).

These sources can themselves be incomplete, outdated or wrong. We state the reference period in our reports and correct anything we find to be inaccurate (see "Corrections and Feedback" below).

4.Our Honesty Rules

  • We do not invent data: Any attribute without a real basis is labelled "no data". We never fill gaps with averages or guesses.
  • We label the nature of every figure: Each value is marked as measured or estimated; estimates are explicitly flagged as such.
  • A failed source is not a zero: If an external data source fails on a given day, we mark it as SKIPPED rather than rendering it as "0 results" — those two things mean completely different things to you.
  • Three-tier pricing: Officially published figures, market transaction figures and derived estimates are presented separately and never conflated.
  • No promise of accuracy: The report is decision support, not prophecy. Please confirm with an on-site visit and professional advice before deciding.

5.The Role of AI in Our Work

We use AI for two things: turning large volumes of unstructured public information into comparable dimensions, and translating your questionnaire answers into a weighted ranking rule. AI organises and ranks; it does not invent facts.

Any figure or factual statement in a report must trace back to one of the sources listed above. Content with no source does not appear in a report.

We also use AI to help draft some guides and articles. Every article is reviewed by a human for facts, links and numbers before publication. If you spot an error, please tell us.

6.How We Make Money

Today we have exactly one source of revenue: you buy a neighbourhood matching report as a one-off service. We take no estate agency commission and receive no payment for your choosing a particular estate.

We plan to show third-party advertising, in a limited way, on pure content pages such as living guides and rent/buy articles. If you see an ad, please note three things:

  • No ads on transactional pages: Advertising does not appear on pricing, questionnaire, report or account pages.
  • Ads do not affect rankings: Advertisers cannot influence the matching order, scores or recommendations — ranking is decided only by data and your preferences.
  • We do not sell rankings: We do not accept any paid arrangement whose condition is to raise a particular estate in our rankings.

If other forms of commercial partnership appear in future (for example affiliate links), we will label them clearly before you click.

7.Who Runs This Site

NestHK (香港住哪) is run by an independent developer team. We are not an estate agency, a law firm or a financial institution. We design, build and maintain the site ourselves; our database and hosting sit outside Hong Kong (in Singapore) and the data pipeline is updated by us.

Our background is software and data, not property sales. The site exists for a simple reason: while looking for somewhere to live in Hong Kong ourselves, we could not find a tool that would honestly answer "is this district right for me" — so we built one.

Because the team is small, we prioritise fixing clear data errors and functional problems over endlessly adding content.

8.Corrections and Feedback

If you find a data error, outdated information or a misleading statement, contact us with the page or report reference you saw. We will check the source; where we confirm a mistake, we will correct it and note the update on the page where appropriate.

Your reports matter to us — however automated a data pipeline is, it is no match for someone who lives there spotting an error at a glance.
